How important is the size of your home, designated as the space within your 4 walls? In urban multi-family homes, home is no longer confined to that set area. Instead, your home can expand to other spaces within the building such as a communal lounge, meditation room, cafe, or rooftop deck. How much value is put on the actual square footage of the unit?

After examining different floor plans and experiencing the layouts of market rate and luxury buildings, it became clear that the size of the unit is not as big of a selling point as we had previously thought. Other features such as material finishes and out-of-unit amenities presented themselves as being much more influential factors as to where you want to call home.

Curb appeal also plays a role in determining the trade-off between in-unit size and the building itself. Several property managers mentioned that the studios are often the first units to lease due to people’s willingness to sacrifice space for location, overall amenities, and building status.
